Rental Registration

Montenegro 'Property Management' d.o.o. (MPM) is offering a new service to owners who wish to rent their apartments for short-term holiday rentals.  This service is NOT restricted to existing customers of MPM.

The service is to register a rental property with the local authorities, and declare tax for property rental on behalf of owner, so that owner is adhering to the local regulations regarding holiday renting in Montenegro.

Failure to rent without registering is regarded as 'illegally' renting, and can result in the owner being prosecuted and fined by the local authorities.  The authorities are now making it their priority to ensure that owners are registered, and inspectors are calling to properties and all areas during the holiday season.

Owners who own a property, and are using same property for personal use do not need to register for rental or declare tax.  However if owner is receiving payment for use of your property, or advertising on any of the holiday websites, then owner should register the property.  It is the responsibility of the owner to register a property or to request MPM to register on their behalf.  MPM are authorised to register a property and declare tax on behalf of owner.  MPM must submit firm registration and PIB details with owner information.

Once a property is registered, it is graded for 3-5years, but the registration must be renewed each season, or in accordance with the tax declaration.  Declaration of tax needs to be made annually at the start of every season (3 months).  Most likely this will happen in May.  Tax can be declared for additional months also, if required.
