We can provide various levels of service to you:

• We can get your property in order so that it is suitable to let/rent - renovation, furnishing, cleaning etc.
• We can advertise the property for you on our Lettings/Rentals website,

• We can take bookings for you, arrange Meet and Greet, arrange changeover cleaning; or you can take care of these yourself.

To be honest, it is your decision whether you provide these rental services yourself or we provide these services for you.  In any case, these services are a must if you want to let/rent your property.  The question is, do you want a hastle free investment? You need to ensure you have considered all aspects e.g. what happens if a guest gets locked out? How do you know that your cleaner is doing a good job? What happens if your cleaner is ill? Is there a language barrier?

We can recommend to you whether your property would be more suitable for long-term letting or holiday rental.  Long-tern letting is typical to locals and a much lower cost, but on a 6 month or 12 month contract.  Holiday rentals are typically weekly, and usually from May until September, with the busiest months from June until August, and occasional renting during the winter months.

Advertising:
We will visit your property to take professional digital photographs of your property.  We will recommend a description of your property and rental price, and we will mutually agree this.  We will advertise on our lettings/rentals website www.montenegroholidayrental.com and locally.  We will also advertise on any other sites that we collaborate with in the future.

Bookings:
We can manage all bookings and deposits for you.  Bookings can be via Lettings/Rentals website, by email, telephone, or in our local office.  We can do all the necessary correspondence and phone calls on every single enquiry on your property.  Book the requested holiday booking, inform you of the booking, and update the availability calendar on the website.  Take deposit on booking, and return deposit on successful post departure check.  Advise guests on travel arrangement, local facilities and must-sees.   Pre arrival and post departure checks.  Provide contact number for guest during stay in case of emergency.

If you choose to take your own bookings, we can simply advertise the property for you.  We can also provide the Meet and Greet, and Cleaning and Laundry services at the standard costs.

Cleaning and Laundry Service:
We have a Cleaning Service available, which is typically used before a property is occupied or on changeover for rentals.  This is usually arranged on a weekly basis, but can be more frequent on request.   We can also arrange an industrial clean which is advised annually, or before the property is occupied for the very first time.  This is particularly relevant for new builds - as an industrial clean after the builder complete is typically a must!

Tasks provided:

Empty bins and dispose of rubbish
Clear fridge of perishable foods
Full clean of property and balcony/terraces
Air property

Guest Meet and Greet:
We can meet you or your guests, and introduce them to your property.  We will ensure they are familiar with the use of all appliances, hot water, air conditioning, and give them a local contact number for our team in the case of emergency.  We can also give them tips on local hot spots and tourist information.  A guest food and drink welcome pack can also be available at an additional cost.

Transfer / Collection Service:
We can arrange for airport pickup for you or your guest if required from Tivat or Dubrovnik airports.
